Property Development

Moran Properties brings creative thinking and a vast range of experience to our real estate development projects. Moran Construction is the general contractor on all Moran Properties development projects and has been instrumental in the construction of numerous properties. Together we have built and renovated commercial office and residential apartment buildings for over 20 years.

Our principals have served on the boards of the N.K. Economic Development Advisory Commission, The North Kingstown Chamber of Commerce and CrossroadsRI, as well as the boards of various condominium associations.

Recent Projects

  • We are currently working on phase two of The Residences at Saw Mill Square—a condominium/apartment community.
  • Worked closely with the Town of North Kingstown and the State of Rhode Island in condemnation proceedings relative to the Department of Transportation’s Route 403 relocation project.
  • Secured approvals and drafted new ordinances to facilitate the addition of a new apartment building to one of our complexes.
  • Developed a residential multi-family property into “Class A” professional office space. The project involved securing approvals, demolition, re-working the site and building design.
  • Developed an abandoned, 17-acre, gravel bank and former Quonset Drive-In, into a mixed-use project consisting of a condominium and apartment community with an adjacent commercial component. The project involved working with the Town to draft a new zoning district to accommodate the Town’s first sole site, mixed-use project. We secured approvals and used the Land Condominium concept while working closely with engineering and architectural firms to achieve specific goals in design.
  • Our Principals have been involved in negotiating ground leases with Stop and Shop, Shaw’s and Bank Rhode Island.
  • We are currently working on the re-development of existing multi-family apartment complexes into a luxury condominium/office development. The project is being developed under the regulations of the new Post Road Corridor district in North Kingstown with attention to the “New Urbanism” concept of development.
